Terms and conditions
The Agreement
The rental agreement is between the Guest and the Owner. The contract is deemed to have been made once the Guest has paid a deposit and the Owner has dispatched a confirmation of booking. The guest must be over 18 years of age at the time of booking.
Booking
The Guest who makes the booking is deemed to have agreed to these Terms and Conditions and will be responsible for all persons included in the booking and should ensure that they are all aware of these Terms & Conditions. The Owner reserves the right to decline any booking or refuse to hand over a key to any person who has not complied with these Terms & Conditions.
Payment
For bookings made more than 8 weeks before arrival, a non-refundable deposit of £100 per week, is required. The balance is due 8 weeks before the holiday commences. For bookings made less than 8 weeks before arrival, the total amount is payable in full on booking.
The Guest agrees to pay the balance of the payment 8 weeks before the holiday is due to start. Where a guest fails to pay their balance by the due date the booking may be cancelled and deposit retained.
Rental is all-inclusive, i.e. includes all power, towels and bed linen and the first basket of logs. Wi-Fi is provided for the guest’s reasonable use. The guest agrees to reasonable and lawful usage of this service.
Cancellation policy
Once the holiday is booked the Guest has entered into a legally binding contract. If the Guest cancels, for whatever reason (including medical and weather related) then no refund of the deposit will be due, and within 8 weeks of the holiday no refund of the full balance is due.
In the event of a cancellation by you, you must notify us as soon as possible in writing (including by email). The Owner will endeavour to re-let the property once formal cancellation has been received. If we are successful, we may at our discretion allow the guest to transfer to alternative dates. Please note that the closer your cancellation is to the start of your booking, the less likely we are to recover the cost of your booking by re-selling your accommodation.
We recommend you to take out cancellation insurance that covers pre booked UK self-catering holidays due to adverse weather, ill-health, bereavement etc. as the above refund terms are non-negotiable. Your booking may not be normally moved from one date to another once made except at the discretion of the Owner. If you wish to change the booking date you will have to cancel the original booking and the normal cancellation policy will prevail regardless of any subsequent booking made.
In an event of the accommodation becoming unavailable we have the right to cancel your booking in advance. We would only cancel your holiday if your accommodation was unavailable to be let for reasons beyond our control (such as fire or flooding). We would attempt to offer you alternative accommodation – however if this was not possible (fully booked) or alternative was unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund. Closure for any reasons not to do with our accommodation and out of our control then a transfer of dates will be offered up to 12 months from original date of stay. No refunds will be payable except at the Owner’s discretion.
Cleaning
The Guest is responsible for leaving the accommodation in good order and in a clean condition; otherwise a cleaning charge will be levied.
Number of people using holiday accommodation
The number of persons occupying the property must not exceed the maximum number stipulated in our property descriptions. We reserve the right to refuse entry to the entire party if this condition is not observed.
Arrivals/Departures
Check in is any time after 4pm.
Check out is 10am.
Check out on Sundays is 10am or later at the owners discretion. Please check with the owner.
Smoking
Our properties are non-smoking, but guests are permitted to smoke on the patios.
Pets
Sorry. Pets are not permitted.
EV Charging
We do not have EV chargers at the moment and the electricity in the cottages must not be used for charging EV's. Under no circumstances are extension leads permitted for charging EV's using standard 13 amp sockets as they are a fire risk and you would be liable for any damage caused.
